New

This blend of Shingle style, Dutch colonial architecture and Second Empire Victorian architecture sits on what may well be the best-located land in Avalon.

Like many newer homes in Avalon, this one combines various elements of traditional shoreline architecture: a Victorian mansard roof, a Dutch colonial double gable, and shingle-style siding. It then adds to all this another less common feature: an unrivaled location for convenience. Specifically, just off Dune Drive at 185 30th Street, Avalon, NJ 08202 | Photos: Anthony Priest Photography via Ferguson-Dechert Real Estate, Inc.

Two causeways connect Seven Mile Island to the mainland of Cape May County. One serves Avalon, its northern community, and the other serves Stone Harbor, its southern community.

The two causeways connect the downtown areas of their respective communities. Stone Harbor ends at 96th Street, this borough’s inter-island shopping street. The Avalon business district begins at City Hall at 30th Street and Dune Drive, then stretches north along Dune Drive to 20th Street; the mainland causeway connects at its southern end to 30th Street.

The neo-traditional Avalon Shore home for sale you see above sits on a lot toward the ocean from the southeast corner of 30th Street and Dune Drive.

This means that once you’ve traveled about 90 minutes by car from Philadelphia to your new Shore home, you can simply park the car in its garage and leave it there for the duration of your stay.

The house itself has all the usual amenities of new Shore homes. On the first floor, which is raised slightly to rise above those occasional storms, are three bedrooms, one with an en-suite bathroom.

And there is an open space around, enough to include a back yard with room to air dry your laundry (the utility room is on the first floor), a patio to one side and a path with two shower stalls and storage space for your beach gear on the other.

But its most beautiful pleasure is its location. It’s in a fully residential block on the Dune Drive side, away from most restaurants, bars and cafes. This means you can easily walk to all of these places, as well as the Avalon supermarket and variety store, but you don’t have to put up with traffic, delivery vehicles, or noise.

As well as the many restaurants, cafes and bars to choose from along Dune Drive and the streets that cross it to the north, you also have plenty of ways to reduce the weight you put on eating and drinking here within walking distance.

Across Dune Drive you’ll find the Avalon Municipal Complex. The Police Department, Volunteer Fire Department, and Municipal Building line Dune Drive, and behind these you’ll find the award-winning Avalon Public Library, its elementary school, and a public recreation complex that includes a track, train stations. exercise and a basketball court.

And if you’d rather enjoy the scenery with your morning run, just head the other way, to the beach. The entrance to the 30th Street Boardwalk is just behind the Avalon Community Hall, and it’s the perfect spot for an early morning jog or bike ride. Cape May County’s shortest promenade – it stretches half a mile from 21st to 32nd Street – features a restaurant, arcade, breakfast spot, fishing pier, and ice cream stand , as well as the new Surfside Park off the promenade at 30th Street has restrooms, footbath, and a children’s play area with scheduled activities on Fridays from June through August.

They say the three most important characteristics of real estate are “location, location and location”. In addition to all of its other great features, this neo-traditional home for sale on the Avalon shore has an unbeatable location.
